Buying and Selling a Home can be a very emotional experience. More than most of us realize. As a full time RealtorŪ affiliated with MED Realty of Freehold, NJ, I hope to guide you through this entire process. Excellent service and reliability is what I strive for.
Having gone through the entire process of buying and selling homes I am well aware of the emotions and mental drain during this time. As a seller you may be asking yourself such questions as when is this home going to sell? How much should I spend on improvements and updates? And of the money I use just how should I allocate it? And there will be many other questions that will enter your mind during this entire time. As a result, I make it a priority to answer your calls at all times.
My goal as your RealtorŪ will not only be to sell your home at our low commission rate of 3%, but to sell it at the highest price the market can bring and in the shortest span of time. And since accomplishing this objective will mean a comprehensive and aggressive marketing strategy I will make it a priority to detail it at our listing appointment.
Basically, our marketing plan can be divided into two parts: First: A Traditional marketing Plan and of course Secondly, a Internet marketing plan. The traditional will include such items as the mailing of cards, flyers, newspaper advertising as well as other printed ads rounding it out. Open Houses is another and I will of course hold as many as you desire. These will be advertised according to the agreement at our listing presentation.
Now I will address our Internet plan. While being one of the most important forms of advertising a heavy reliance will be placed upon it. Today studies have shown that as many as 90% of buyers begin their search on the Internet, thus the importance of getting items such as photos & showcase tours of your home uploaded. Often when buyers even come to an Agent they may have narrowed their search down to certain specific homes. Thus the importance of showcasing, photograhs and even movies. This brings us to a vitally important topic, All Commission rates in NJare negotiable. In a way advertising on the Internet allows for a much more cost effective use of your advertising dollars and thus a lower commission rate. Anyway, your home will be entered as soon as posible into the MLS, as well as both Trulia.com, Realtor.com and Zillow.com. It will be showcased on both my websites, Med Realty's own Company site, with a link to realtor.com. Addonally, like many realtors, along with the Monmouth/Ocean MLS, I maintain a presence on a number of social networking sites. While Facebook is foremost I'm also on Linkedin and Twitter. While you might not perceive of these arenas as being a place to advertise a home we have millions of viewers. For example Facebook has whats termed the market place and pages can be established for listings. Also certain syndication networks send your listing or annoucement of an open house to these. Finally, I make sure adds are entered for your home on Craigs List plus a number of additional sites also in a classified format. I will also use a feature of the MLS called Reverse Prospecting, which allows any RealtorŪ to broadcast email a listing to all RealtorsŪ with clients interested in a home similiar to yours within a certain number of miles to you. The same can be done with Listingbook.com to which I subscribe, with the addition of any opt in buyers I have. It also has the ability to highlight your listing as well as any Open House you should hold, not just advertise it, as well as a number of features I will explain to you.
Even if you are attempting to sell your home without the help of a RealtorŪ I will gladly perform a free no cost, no obligation CMA (Comparative Market Analysis) for you. Just fill out the form found on the Sellers CMA page or e-mail me the information needed. I will then phone you so we might make an appointment for this. And if you are already working with me I will perform a CMA every 30-45 days to take into account changing market conditions or any improvements you have made.
